Extend Your Water Heater's Life

Your water heater works hard every day. Proper maintenance can extend its life from 8-12 years to 15+ years.

Annual Maintenance Tasks

1. Drain and Flush the Tank

Sediment buildup reduces efficiency and lifespan.

How to do it:

  1. Turn off power/gas
  2. Attach hose to drain valve
  3. Open pressure relief valve
  4. Drain until water runs clear
  5. Close valves and refill

2. Test the Pressure Relief Valve

This safety device prevents dangerous pressure buildup.

Testing steps:

  1. Place bucket under discharge pipe
  2. Lift valve lever
  3. Water should flow freely
  4. Release lever—flow should stop
  5. Replace valve if it fails

3. Check the Anode Rod

The anode rod prevents tank corrosion. Replace when depleted.

Inspection:

  • Check every 2-3 years
  • Replace if less than 1/2 inch thick
  • Replace if calcium deposits cover rod

Warning Signs of Problems

Unusual Noises

  • Popping/rumbling: Sediment buildup
  • Hissing: Leak or pressure issue

Water Issues

  • Rusty water: Corroded tank or pipes
  • No hot water: Heating element failure
  • Insufficient hot water: Thermostat or sediment

Visual Problems

  • Leaks: Around fittings or tank bottom
  • Rust: On tank exterior
  • Moisture: Around base of unit

Tank vs. Tankless

Traditional Tank Water Heaters:

  • Lower upfront cost
  • Easier to install
  • 8-12 year lifespan
  • Higher operating costs

Tankless Water Heaters:

  • Higher upfront cost
  • Unlimited hot water
  • 15-20 year lifespan
  • Lower operating costs
  • Require annual descaling

Maintenance Schedule

  • Monthly: Check for leaks
  • Annually: Drain/flush tank, test relief valve
  • Every 2-3 years: Inspect anode rod
  • Every 5-6 years: Replace anode rod (tank heaters)

When to Replace

Consider replacement if:

  • Tank is 10+ years old
  • Frequent repairs needed
  • Rust in hot water
  • Leaking from tank
  • Insufficient hot water

Energy Efficiency Tips

  1. Lower temperature to 120°F
  2. Insulate hot water pipes
  3. Install timer for electric models
  4. Use low-flow fixtures
  5. Insulate tank (older models)
